Pricing and monthly fees

Sure, we are happy to assist you to decorate your dream apartment. The costs will be adjusted within the initial budget allocated for fitting out the apartments. Please bare in mind that extra installation costs may be charged.

Palmora Apartments offers a Homestyling-Set. This furniture package comes with a total price of 320,000 THB (Garden-Level Apartment) & 457,000 THB (Sky Terrace Apartment) and includes:

  • Built-in wardrobes in the walk-in-closet room 
  • Built-in wardrobe in the second bedroom 
  • TV stand with wooden wall decoration in living room
  • Beds & 2 bedside tables in master bedroom, 2nd bedroom (& 3rd bedroom)
  • Window treatments (curtains / drapes)

You are free to select some items of this furniture package only.

For other types of furniture, we believe that every customer has their own unique style and preference, therefore items such as, sofa, dining table, outdoor furniture, etc. are not included in our furniture package. Hua Hin offers a wide range of furniture shops to choose your preferred furniture from. We are happy to assist with delivery and placement of your chosen furniture to the correct location.

We do not charge a maintenance fee in the first year(s) because we want your future annual maintenance fees to be fair, evidence-based and fully transparent. During the years 2026 and 2027, Palmora will cover the routine costs of operating the community (utilities for common and private areas excluded) while we track the real, month-by-month expenses.

January 2028 onwards:

  • Palmora records actual community costs in 2026 and 2027
  • Starting January 2028, the maintenance fee will be set at 20 Baht per square meter
  • If the actual cost turns out to be lower or higher, the fee will be adjusted downward or upward accordingly
  • 2028 Fees is set from actual costs, divided by sqm ownership share

Maintenance fee invoices (plus applicable VAT) are issued annually and are payable at the start of each new calendar year.

What the Maintenance Fee Covers (from January 2028 onward):

  • Gardening & landscaping of shared area
  • General upkeep and minor repairs in common spaces
  • Weekly cleaning of entrance corridor, walkway and carport
  • Weekly garbage collection
  • Monthly pest control service
  • Annual fire safety inspection
  • Annual septic tank and pipe cleaning
  • Management & accounting fees

Upon handover of the property Palmora Apartments will collect a sinking fund. This is only done to safeguard the future of your Palmora community. The amount is set at 1000 THB per sqm. The sinking fund will be held in a trust account. Guaranteed full insight by all owners at any time in the future.

A sinking fund is a reserve fund commonly used in new condominium or apartment complex. It is a one-time payment made by each unit owner, calculated based on the square meter size of their individual unit. This fund is set aside to cover the cost of major repairs, renovations or upgrades to the building and shared common areas. In essence, the sinking fund serves as a financial safety net, a savings account for future, large-scale maintenance needs.

Registration fees for lease contract at Land Department: free legal assistance during registration by Legal Services Hua Hin and registration fees for Land Department are paid 50/50 by buyer and Palmora.

You will be presented with a water and electricity bill on a monthly basis based on your individual meter readings. The costs are aligned with the official rates set by the Provincial Electricity Authority (PEA) and the Provincial Waterworks Authority (PWA).

Yearly mandatory property insurance and property tax

The apartment building, consisting of four units, will be fully insured with an annual home insurance policy. As with the monthly maintenance fees and property tax this insurance will be covered by Palmora during the first years (2026 and 2027). From the second year onward, the cost will be transferred to the owners.

Owners and residents are free to arrange supplementary insurance for their individual household belongings, if desired.

A 12-month defects liability period begins once construction is completed and the property has been handed over. During this time, Palmora will be responsible for carrying out any necessary remedial work.

Before settlement, all purchasers will have the opportunity to conduct a condition audit inspection of their new home to identify any issues that need attention.

In addition, Palmora provides a five-year structural warranty on the building for serious defects that compromise the stability or safety of the structure, ensuring long-term peace of mind.

At Palmora, you enjoy the comfort of a house combined with the convenience of apartment living. We understand that some owners may not reside in their apartment year-round. That’s why we offer peace of mind during your absence by managing your apartment with the same care and attention as we would our own home.

At Palmora, we design our buildings with your comfort in mind. Each building contains only four apartments, ensuring a low-density living environment, something that’s often missing in Hua Hin.

In addition to keeping the number of units per building low, we’ve taken extra measures to reduce noise transfer. Enhanced sound insulation is installed between units to minimize noise and provide a peaceful living experience.

We understand and appreciate the love for pets, but for various reasons, pets are not permitted at Palmora Apartments. This policy helps us maintain a comfortable and clean environment for all residents.

At Palmora Apartments, we have opted for an automated gate system. Each owner will receive both an electronic key and a traditional key to enter and exit the community. Additional key copies can only be made upon request through Palmora management, ensuring full control and a clear record of who has access to the community.
